Radon Mitigation for Homes with Crawl Spaces

Most radon mitigation guides describe sub-slab depressurization: drill a hole in the basement floor, run a pipe, let a fan pull soil gas from under the concrete. That works because a slab gives the system something to seal against. A crawl space with a dirt or gravel floor has no slab, so the standard approach does not apply. The fix for crawl spaces is a related technique called sub-membrane depressurization, and it is worth understanding before you collect quotes.

Why crawl spaces are different

Radon enters a home from the soil beneath it. In a basement home, the concrete slab slows that entry, and a mitigation system uses the slab as a lid: the fan creates a vacuum underneath it, so soil gas flows into the pipe instead of into the house. An open dirt crawl space has no lid at all. Soil gas rises freely off the exposed ground, collects in the crawl space, and moves up into the living space through the floor above.

How sub-membrane depressurization works

The contractor builds the missing lid out of heavy plastic sheeting, then depressurizes underneath it:

  • The membrane. Durable plastic sheeting (commonly 6-mil or thicker polyethylene, and heavier reinforced material where the crawl space sees foot traffic) is laid across the entire exposed soil floor.
  • The seams and edges. Sheets are overlapped and sealed to each other and to the foundation walls and support piers. This sealing is where installation quality shows: a membrane with loose edges leaks air and forces the fan to work harder for less result.
  • The suction point. A length of perforated pipe or a suction fitting goes beneath the membrane and connects to a vent pipe.
  • The fan and vent. As in a standard system, an inline radon fan pulls soil gas from under the membrane and vents it above the roofline, away from windows and openings. A manometer on the pipe shows the system is holding vacuum.

Homes with both a basement and a crawl space

Plenty of homes mix foundation types: a basement under the main house with a crawl space under an addition or porch. These usually get a combined system, with one suction point under the basement slab and another under the crawl space membrane, often sharing a single fan if the layout allows. This is also where an experienced installer earns their fee, since the two zones have different airflow characteristics and the system has to hold vacuum in both.

What it costs relative to a slab system

Crawl space systems are generally more labor-intensive than slab systems because of the membrane work: cutting sheeting around piers and plumbing, sealing every seam, and working in a tight space. Expect quotes to come in higher than the same contractor would charge for a straightforward basement installation, and expect the size and condition of the crawl space to drive the price more than anything else. Side benefits of the membrane

A sealed crawl space membrane is also a ground moisture barrier. Many homeowners notice drier crawl space air and less musty smell after installation, since the same plastic that holds back soil gas also holds back water vapor rising off the dirt. It is a genuine side benefit, though a radon membrane is not the same thing as a full crawl space encapsulation, which adds insulation, wall coverage, and sometimes dehumidification.

Questions to ask a contractor

  • What membrane thickness do you install, and how do you seal it at the walls and piers?
  • Will the crawl space and any slab areas share one fan, or does the layout need two?
  • Where will the vent pipe and fan be mounted, and where does it discharge?
  • Is a post-installation radon test included to confirm the system works?

Bottom line

A dirt crawl space is one of the most direct radon pathways a house can have, and it needs a purpose-built fix. Sub-membrane depressurization is the established method: seal the soil under plastic, put the soil gas under vacuum, vent it above the roof. Done well, it brings crawl space homes down to the same post-mitigation levels as basement homes, with a drier crawl space as a bonus.
